Real Estate Portfolio Manager (UK Balanced Funds) – Edinburgh Based

The Real Estate team is responsible for a high quality portfolio of over 600 properties, in 17 countries, with a market value of over £18.2 billion at 31/12/2015. The UK team actively manage a diverse property portfolio, across all sectors of the market.

Due to an existing Portfolio Manager relocating to SLI’s Singapore office, an opportunity has arisen for a Portfolio Manager to be based in their head office in Edinburgh. Working on an extensive book of UK Balanced Pooled & Segregated Real Estate Funds, you will be responsible for delivering fund performance for a diverse portfolio of UK property assets.

Reporting to a Fund Manager you will enjoy high levels of autonomy, with responsibility for strategic asset management, investment and development. This is a varied and challenging position, optimising returns for UK Core Balanced Funds on behalf of Institutional Investors. Ideally, you will have a minimum of three years post-MRICS experience in asset management, combined with strong analytical skills.

Key Responsibilities

Portfolio Management

  • Prepare property business plans
  • Analyse / appraise property prospects and IRRs
  • Identify and implement opportunities to add value through active management initiatives
  • Control & manage tenant, property and portfolio risks

Investment & Disposals

  • Source new investment / development opportunities
  • Build and maintain relationships with key agents
  • Inspect, analyse, appraise (valuation / IRR) and make buy / sell recommendations
  • Negotiate terms and purchase / sale documentation

Additional Duties

  • Participate in regular client update presentations
  • Provide assistance to Client Fund Managers for new business pitches
  • Gather data and prepare material for fund reports / marketing purposes

 

Key Requirements

  • MRICS with a minimum of 3 to 10 years PQE in commercial real estate asset management
  • Sound knowledge of the UK property market (particularly office / industrial sectors)
  • UK Landlord and Tenant and Property Law
  • Good knowledge of IT systems including Microsoft Word, Excel and property specific valuation and appraisal software applications such as Argus Visual Developer and Argus Valuation Capitalisation.
