The UK team actively manage a diverse property portfolio, across all sectors of the market.

Secure Real Estate remains a key growth area within SLI’s business. As a Portfolio Manager within this specialist team, you will play a pivotal role in driving value for three distinct real estate fund strategies: Long Lease, Commercial Ground Rents and Real Estate Debt.

Reporting to the Fund Manager (London based) this is a proactive, market-facing role covering all sectors (including alternatives), UK-wide. With an emphasis on sourcing (off-market) investment/pre-let development opportunities, the ideal candidate will have a strong investment background with a minimum of three years post-MRICS experience in the UK market.


Key Responsibilities

Long Lease and Ground Rent Funds:

Investment & Disposals

  • Source new investment / development opportunities
  • Build and maintain relationships with key agents
  • Inspect, analyse, appraise (valuation / IRR) and make buy / sell recommendations
  • Negotiate terms and purchase / sale documentation

 Portfolio Management

  • Prepare property business plans
  • Analyse / appraise property prospects and IRRs
  • Identify and implement opportunities to add value through active management initiatives
  • Control & manage tenant, property and portfolio risks

Commercial Real Estate Debt Portfolio Management:

SLI have a debt origination team which source new lending opportunities, manage the underwriting and due diligence of new debt opportunities and the management of the existing loan book. Working alongside this team, your role will entail assisting the Fund Manager in portfolio management including:

  • Analysis and appraisal of risks and returns of new lending opportunities and appropriate fit within client mandates
  • Preparation of papers and presentation of new lending opportunities to the lending committee
  • Management of existing loan-book at Fund level to ensure compliance with investment restrictions and performance requirements
  • Review and oversight of loan credit ratings and margin relative to fixed income comparables

 Additional Duties:

  • Participate in regular client update presentations
  • Provide assistance to Client Fund Managers for new business pitches
  • Gather data and prepare material for fund reports / marketing purposes


Key Requirements

  • MRICS with a minimum of 3 to 6 years PQE in commercial real estate investment
  • Sound knowledge of the UK property market (particularly office / industrial sectors)
  • UK Landlord and Tenant and Property Law
  • Good knowledge of IT systems including Microsoft Word, Excel and property specific valuation and appraisal software applications such as Argus Visual Developer and Argus Valuation Capitalisation.
